Replacement
What the work involves.
A roof replacement is mostly work nobody sees once the job is done. The shingles are the visible layer. Underneath them sit the decking, the drip edge, the membrane in the valleys, the underlayment, the starter row and the ventilation, and each of those decides how the roof handles a spring storm in Dallas. We replace every one of them, in order, and the steps below are the same on a small ranch house in Garland as on a two-story home in Plano.
It starts before anything comes off the roof. Tarps go over pools and flower beds, and windows, garage doors and AC units get covered, because a tear-off sends old shingles and nails in every direction. Then the old shingles and the old underlayment come all the way off. With the decking bare we can see soft boards, rot around old leaks and gaps that never showed on a ceiling, and any decking that needs replacing is changed out at this point.
How It Works
Free nine-point inspection
Valleys, ridge, shingles, chimney, ventilation, gutters, drip edge and flashing, with drone photos sent to you.
Property protected
Tarps over pools and bushes, and cover for windows, garage doors and AC units before the tear-off.
Down to the decking
Old shingles and underlayment come off, the decking is inspected, and bad boards are replaced.
Rebuilt and cleaned up
Drip edge, ice and water membrane, synthetic underlayment, GAF Timberline HDZ and Z-Ridge, ventilation corrected, and a roller magnet over the yard.
The Difference
What to know before you decide.
New metal drip edge goes on around the edges, pre-painted to match the shingle color in most cases. Drip edge keeps runoff off the edge of the decking, and it gets bent and torn during a tear-off, so we replace it on every roof. Ice and water membrane, a rubber layer that seals around nails, goes into every valley and around every pipe, vent and chimney, which are the places a roof leaks first. Synthetic underlayment covers the rest of the deck. It does not tear the way old paper felt did, which also makes the roof safer for the crew to work on.
The starter strip runs around the whole perimeter. Its line of adhesive bonds the first course of shingles down, and that first course is where wind gets under a roof. The field shingles are GAF Timberline HDZ, a limited lifetime shingle with a 15-year limited wind warranty and no maximum wind speed limit, plus StainGuard Plus algae protection with a 25-year limited warranty against blue-green streaking. Hips and ridges are finished in Z-Ridge, a high-profile ridge shingle that gives the ridgelines a thicker, shake-like look.
Ventilation gets checked and corrected before the job is signed off. An attic that cannot breathe runs far hotter than the shingles are designed for, and in a Texas summer that heat blisters shingles from underneath until the blisters become leak points. Fixing intake and exhaust during a replacement costs a fraction of what it costs later.
GAF lists Zeus Exteriors as GAF Master Elite certified, with a GAF President’s Club award. Ask at the inspection which manufacturer warranty applies to your roof, alongside our own lifetime workmanship warranty.
Shingles are not the only option. We also install stone coated steel, standing seam metal and tile, and a replacement is the right time to price an impact-resistant roof if hail is the worry. The inspection that comes first is free, and the replacement itself is backed by a lifetime workmanship warranty.
Clean-up is the last step. Debris is hauled off and a large roller magnet goes over the yard and driveway to pick up the nails a tear-off leaves behind.

Replacement, answered.
How much does a roof replacement cost in Dallas?
Size, pitch, the number of valleys and dormers, how much decking has to be replaced and the roofing material all move the number. Most asphalt shingle replacements on Dallas-area homes land in the low to mid five figures. The free inspection gives you a real price for your house, and the estimator on our tools page gives you a rough range before that.
Do you tear off the old roof or roof over it?
We tear off the old shingles and underlayment down to the decking, so the wood can be inspected and any bad boards replaced before the new roof goes on.
Which shingle do you install?
GAF Timberline HDZ, a limited lifetime shingle with a 15-year limited wind warranty and StainGuard Plus algae protection, finished with Z-Ridge on the hips and ridges. Stone coated steel, standing seam metal and tile are also available.
What warranty comes with the work?
A lifetime workmanship warranty from us, alongside the shingle manufacturer’s own warranty on the materials. Ask at the inspection and we will walk you through what each one covers.
Will my yard and pool be protected?
Yes. Tarps go over pools and bushes, and windows, garage doors and AC units are covered before the tear-off starts. When the roof is done the yard and driveway get a roller magnet sweep for nails.
