What the work involves.
Plenty of roofs that start leaking in Dallas do not need replacing. A handful of shingles torn off in a thunderstorm, a pipe boot that has cracked in the sun, flashing that has pulled away from a chimney, or a nail that has backed out and rusted can each let water into an attic, and each one is a repair.
The hard part of a leak is finding where it starts. Water runs along the decking and down rafters before it drips, so a stain on a bedroom ceiling can be fed from a spot several feet uphill. A repair that patches the wet spot without finding the source is a repair that has to be done twice.

The Difference
What to know before you decide.
We fly a drone over the roof to find the problem, then send you the photos and a price, usually by text. You see what we saw before you decide anything. When the work is done, you get photos of the finished repair as well, so you are not left taking anyone’s word for what happened on a roof you cannot climb.
Most repairs fall into a few groups. Wind-lifted and missing shingles get replaced and sealed down. Ridge caps that have cracked or blown off get replaced. Pipe boots, turbine vents and roof jacks that have split or rusted are swapped out. Flashing at walls, chimneys and skylights is reset where it has pulled loose. Exposed and backed-out nails are driven and sealed. Soffit and fascia damage near the roof edge, including holes where the wood has rotted, is repaired as part of the same visit.
Some roofs are past repair, and a straight answer about that is part of the job. Shingles that have gone brittle crack around every new nail, and hail damage spread across whole slopes is usually an insurance question more than a repair. If that is what the inspection shows, you get the photos and the options, and the decision stays with you.

How much does a roof repair cost?
A small repair such as a few shingles, a pipe boot or a ridge cap costs a small fraction of a replacement. Pitch, access and whether damaged decking turns up underneath change the number. You get the price with the photos, before anything is done.
Can you find a leak I cannot see from inside?
That is the usual case. We inspect the roof itself, including a drone flight, and trace the water back from the stain to where it gets in.
Do I have to be home for a repair?
Often not. Plenty of repairs are arranged by text: photos of the problem, a price, and photos of the finished work afterwards. We need access to the roof and a way to reach you.
Will a repaired patch match the rest of my roof?
Usually closely. Shingle colors change between production runs and older roofs weather, so on an older roof a repair can be visible up close. We will tell you before the work if the match will not be exact.
When is a repair the wrong choice?
When shingles are brittle enough to crack around new nails, when leaks keep appearing in different places, or when storm damage covers whole slopes. In those cases the photos will show it and we will explain the options.
