Inspection
What the work involves.
Every roof we look at gets the same nine-point inspection, and it is free. It is the first step for a repair, a replacement, a storm claim or a homeowner who only wants to know where the roof stands.
The nine points are the places a roof fails. First is an overall condition assessment: the age of the roof, how the shingles are wearing and whether there is visible damage. Valleys come next, because they carry more water than any other part of the roof. The ridge is checked for cracked or missing caps. The shingles themselves are checked for granule loss, lifting, creasing and hail bruising.
How It Works
Free nine-point inspection
Valleys, ridge, shingles, chimney, ventilation, gutters, drip edge and flashing, with drone photos sent to you.
Property protected
Tarps over pools and bushes, and cover for windows, garage doors and AC units before the tear-off.
Down to the decking
Old shingles and underlayment come off, the decking is inspected, and bad boards are replaced.
Rebuilt and cleaned up
Drip edge, ice and water membrane, synthetic underlayment, GAF Timberline HDZ and Z-Ridge, ventilation corrected, and a roller magnet over the yard.
The Difference
What to know before you decide.
The chimney gets its own point, because the joint between masonry and roof is one of the most common leak sources on older Dallas homes. Ventilation is checked for balance between intake and exhaust, since a hot attic shortens the life of every shingle above it. Gutters are checked for damage and for whether they drain away from the house. Drip edge is checked along the edges. Flashing is checked at walls, skylights, pipes and vents.
We fly a drone over the roof as part of the inspection. It sees slopes a ladder cannot reach safely, and it produces photos you can look at yourself. Those photos go to you, often by text, with a plain explanation of what they show.
The result can be good news. A roof that is in sound condition with a few exposed nails or a single torn shingle does not need a claim or a replacement, and hearing that from someone who has looked is worth the visit. When there is real damage, the inspection gives you the evidence for a repair decision or an insurance claim.
Homeowners buying a house, or selling one, use the same inspection to find out what shape the roof is in before closing. We also offer roof maintenance plans for every home, which put the roof on a regular inspection schedule.

Inspection, answered.
Is the roof inspection really free?
Yes. The nine-point inspection costs nothing, whether or not you go ahead with any work.
How long does an inspection take?
Most homes take under an hour on site, depending on the size and pitch of the roof. Steep or complicated roofs take longer.
Do I need to be home?
Not always. We need access to the outside of the house. If you want to walk through the photos together, set a time when you can be there.
Why use a drone?
A drone reaches steep and high slopes safely and records clear photos of the whole roof, so you can see the same thing we see.
Do you offer ongoing roof maintenance?
Yes. Roof maintenance plans are available for every home. Ask about them at the inspection.
